Program guidelines vary by broker channel, credit profile, property type, loan-to-value, and whether the property is a long-term rental or another eligible rental format. Some DSCR programs may consider ratios at or near 1.00, while a 1.15 or better ratio can create more room for pricing and underwriting flexibility. A ratio below 1.00 may still be possible in some cases, but expect a larger down payment, stronger credit, more reserves, or a higher rate.

The rent figure matters just as much as the ratio. A lease may work when it is current, arm’s length, and supportable. If there is no lease, an appraisal rent schedule is commonly used. Do not substitute an optimistic online estimate for an appraiser-supported market rent when you are deciding how much to offer.

Let’s keep working the $350,000 rental. The purchase price is $350,000, the down payment is $75,000, and the DSCR loan is $275,000. The assumed 30-year fixed rate is 7.75%, producing approximately $1,969 in monthly principal and interest. Taxes of $350 and insurance of $175 bring PITIA to $2,494.

At $3,100 in market rent, the 1.24 ratio is solid on its face. But I would still model real ownership costs. If you set aside 8% for vacancy, 8% for repairs and capital items, and 10% for management, that is $806 monthly. The apparent $606 payment cushion becomes a negative operating result if all three costs hit every month.

That does not automatically kill the deal. Self-managing an exceptionally well-maintained property may change the actual budget. A duplex could have multiple income streams. A property with a new roof, HVAC, and water heater has a different near-term repair profile than one with older systems. The lesson is simple: DSCR approval and investment cash flow are related, but they are not the same thing.

A DSCR rate depends heavily on the ratio, credit score, property, prepayment structure, and loan-to-value. Ask for a scenario built around the actual property rather than trying to apply a headline conventional rate to an investor loan.

Credit, Reserves, and the Numbers That Change a Deal

Many DSCR programs start around a 660 credit score, although stronger terms frequently show up at 680, 700, or higher. A 720 score is not a magic switch, but it can widen program choices. Lower scores may still have a path, usually with tighter leverage and more conservative pricing.

Reserve requirements are another place where buyers get surprised. Six months of PITIA is common on a single-property transaction, while 12 months may be requested for higher leverage, lower credit, multiple financed rentals, or more complex files. In the example, six months of $2,494 PITIA equals $14,964 in reserves. That is separate from your down payment and closing costs.

Closing costs for a DSCR purchase often land around 2% to 5% of the loan amount, depending on points, title charges, prepaid items, appraisal needs, and the selected program. On a $275,000 loan, that is roughly $5,500 to $13,750 before considering the down payment. If total closing costs are $5,730, the break-even calculation is $5,730 divided by $191, which equals exactly 30 months.

If you expect to hold the property beyond 30 months and the new loan terms fit your plans, that deserves consideration. If you plan to sell in 18 months, a lower payment alone may not justify the costs. Also watch the term reset. A refinance can lower the payment while extending repayment, so compare total interest and your exit plan, not just the first month’s savings.
