A $300,000 DSCR refinance at 8.25% has an estimated principal-and-interest payment of about $2,254 per month. At 7.25%, that payment falls to roughly $2,046 – a $208 monthly difference and $12,480 over five years before considering taxes, insurance, or rent changes. That is why DSCR loan requirements explained correctly matters more than simply chasing an advertised rate: the property has to qualify, the numbers need to hold up, and the loan structure has to fit your investment plan.
I am Duane Buziak, NMLS #1110647, and I tell investors this up front: a DSCR loan is not a shortcut around underwriting. It is a different underwriting lane. Instead of proving qualification primarily with W-2 income, tax returns, and debt-to-income ratios, you generally show that the rental property can carry its own proposed housing payment.

What a DSCR loan actually measures
DSCR means debt service coverage ratio. The basic calculation is monthly qualifying rent divided by the proposed monthly housing payment, commonly called PITIA: principal, interest, taxes, insurance, and any association dues.
If a Richmond duplex has market rent of $3,000 per month and its proposed PITIA is $2,500, the DSCR is 1.20. The rent covers the payment 1.20 times. A ratio of 1.00 means rent exactly covers the payment. A ratio below 1.00 means the payment exceeds the qualifying rent, though some DSCR programs still allow it with stronger credit, more equity, or additional reserves.
The qualifying rent is usually supported by an appraisal rent schedule or a market-rent analysis, not just the number an owner hopes to collect. For a short-term rental near Virginia Beach, Lake Anna, or downtown Chattanooga, the broker may need an appraisal-supported rental estimate or a program that specifically recognizes documented short-term rental income. Do not assume a peak-season nightly rate will be treated as year-round income.
DSCR loan requirements explained: the practical checklist
Most DSCR programs start with a ratio target between 0.75 and 1.25, but the target depends on the broker’s available program, property type, loan amount, credit profile, and whether the transaction is a purchase or refinance. A 1.00 or higher ratio usually gives you more options. Below 1.00 can still work, but expect a pricing adjustment, a larger down payment, or both.
Credit matters even when personal income is not the center of the file. A 620 score is a common floor for some programs, while 680 to 720 typically opens better pricing and more flexibility. Investors with a 740 score, a 1.20 DSCR, and meaningful reserves generally present a cleaner file than an investor with a 640 score and a 0.85 ratio. That is not a judgment call. It is risk pricing.
Down payments commonly begin around 20% for a one-unit investment property, with 25% often producing better terms. Cash-out refinances are usually more conservative than purchases. Loan-to-value limits vary by occupancy, unit count, credit score, and DSCR, so get the structure reviewed before writing an offer with a thin cash cushion.
Reserves are the cash assets left after closing. Plan for three to six months of PITIA as a reasonable starting point, with six to 12 months possible for larger balances, lower ratios, multi-unit properties, or recent housing-payment issues. On a property with a $2,500 PITIA, six months of reserves equals $15,000.
Closing costs often run roughly 2% to 5% of the loan amount, depending on points, title charges, appraisal complexity, escrow requirements, and state-specific costs. On a $300,000 loan, that can mean $6,000 to $15,000. Ask about our no-out-of-pocket closing options, but understand that rolling costs into a loan or accepting a credit can affect rate, loan amount, or both.
For market context, Redfin reported a median sale price of approximately $390,000 in Henrico County, Virginia, during 2025 market reporting. Review the live county tracker before setting your offer strategy because inventory and pricing move month to month: Redfin Henrico County housing market data. In areas such as Short Pump and Glen Allen, well-kept rentals can still draw competition even when broader inventory improves. The deal has to work at realistic rent, not just an optimistic purchase price.
Documents that still matter
A DSCR transaction may reduce income-document demands, but it does not eliminate documentation. Expect photo identification, entity documents if title will be held in an LLC, purchase contract or current mortgage statement, insurance quote, bank statements for funds to close and reserves, lease information when applicable, and appraisal access.
A soft credit pull mortgage review can be useful while you are comparing scenarios. A no hard inquiry mortgage pre approval discussion lets a broker estimate your options without immediately creating a hard credit inquiry. It is not final approval, and a hard pull may still be required later for a full application, but it is a sensible first step for investors deciding whether a deal pencils out.
A fully worked DSCR refinance break-even
Let’s use the $300,000 refinance example from the opening. Assume the existing principal-and-interest payment is $2,254 at 8.25%, and the new payment is $2,046 at 7.25%. Monthly savings are $208.
Assume closing costs total $6,000. The break-even calculation is straightforward: $6,000 ÷ $208 = 28.85 months. In practical terms, you need to keep the loan roughly 29 months to recover those costs through payment savings alone.
That is the math I want investors to see before they refinance. If you expect to sell in 18 months, a lower payment may not justify the costs unless the refinance also improves cash flow enough to strengthen the property’s DSCR or lets you remove a problematic loan feature. If you expect to hold for five years, the estimated $12,480 payment difference has more room to matter.
For rate context, use the current weekly benchmark published through Freddie Mac’s Primary Mortgage Market Survey. DSCR pricing is not the same as a conventional owner-occupied quote, so a national benchmark is a market reference, not a DSCR offer.
Where DSCR fits beside other refinance paths
A rental investor may have more than one refinance strategy. DSCR is often useful when tax-return income is complex, but rate-and-term, cash-out, and VA IRRRL loans serve different purposes.
| Feature | Rate-and-term refinance | Cash-out refinance | VA IRRRL |
|---|---|---|---|
| Primary goal | Change rate or term | Access equity while refinancing | Streamline an existing VA loan |
| Income review | Typically full qualifying review | Typically full qualifying review | Often reduced documentation |
| Cash back | Limited incidental funds | Yes, subject to program limits | Generally no cash-out purpose |
| Maximum LTV context | Program dependent | Up to 90% conventional or up to 100% VA, subject to guidelines | Program and VA requirements apply |
| Best fit | Lower payment or term change | Equity for a defined use | Eligible veteran refinancing a VA loan |
Conforming loan limits also affect conventional planning. The baseline limit is set annually by the Federal Housing Finance Agency, with higher limits in designated high-cost areas. A broker should verify the applicable county limit before treating a property as conforming, especially when an investor is weighing conventional financing against DSCR.
DSCR loan FAQ
What DSCR do I need for a DSCR loan?
Many programs prefer 1.00 or higher, but some allow lower ratios with stronger credit, more equity, or reserves.
Can I use an LLC for a DSCR loan?
Often, yes. The LLC documentation, ownership structure, and guarantor requirements still need review.
What credit score is needed?
Some programs start near 620, while 680 to 720 usually creates more favorable options.
How much down payment should I expect?
Twenty percent is common, and 25% may improve pricing or flexibility.
Do DSCR loans require tax returns?
Many DSCR programs do not rely on personal tax returns for qualification, but documentation standards vary.
Can a short-term rental qualify?
It can, if the program and appraisal support the rent methodology. Verify this before making an offer.
Can I start with a no credit hit mortgage application?
A soft pull mortgage broker review may be available for preliminary planning. Full underwriting can require a hard inquiry later.
Are DSCR rates the same as conventional rates?
Usually not. DSCR pricing reflects investment-property risk, ratio strength, credit, leverage, and reserves.
A smarter first move before you offer
Before you chase a property in Midlothian, Virginia Beach, or Richmond, run the conservative rent, PITIA, reserve, and break-even numbers. If the deal only works with perfect occupancy and the highest possible rent, it probably does not work yet. Investors in Virginia, Florida, Tennessee, and Georgia can request a mortgage pre approval without hard pull for an initial scenario review and decide with clearer numbers before moving forward.
