Suppose a self-employed homeowner owes $400,000 on a 30-year loan at 8.75%, a payment of about $3,147 a month in principal and interest. Her tax returns show too little income after write-offs to refinance conventionally, but twelve months of business deposits support a bank statement loan refinance at an illustrative 7.25%. That payment drops to about $2,729, a savings of $418 a month. With $8,500 in closing costs, she breaks even in month 21 and is ahead by roughly $16,580 after five years ($25,080 saved minus $8,500).

A bank statement loan refinance replaces tax returns with 12 or 24 months of bank deposits as proof of income. This article covers how that works, who qualifies, what it costs against a conventional loan, when it beats other options, and the steps to close. The 7.25% is a teaching figure, not a quote. How a Bank Statement Refinance Replaces Tax Returns

This is a non-QM (non-qualified mortgage) refinance. Instead of W-2s or tax returns, the underwriter uses 12 or 24 months of personal or business bank statements to calculate your qualifying income. The loan still pays off your existing mortgage and replaces it with a new one, so the mechanics after underwriting look like any other refinance.

The income math runs in four steps:

  1. Add up total deposits over the statement period.
  2. Subtract transfers between your own accounts, loan proceeds, refunds, and other non-income deposits.
  3. For business statements, multiply what remains by an expense factor. Many programs default to around 50%, and some accept a CPA-prepared expense ratio if it is lower.
  4. Divide by the number of months.

Take a worked illustration. Twelve months of business deposits total $276,000. After removing $12,000 in transfers, $264,000 remains. At a 50% expense factor that becomes $132,000, or $11,000 a month in qualifying income. Personal statements usually skip the expense factor because the deposits are treated as income already.

The product exists because tax returns and cash flow tell different stories for the self-employed. Legitimate write-offs lower taxable income, which is good for your tax bill and bad for a conventional income calculation. A borrower can look under-qualified on paper while the account shows steady money coming in.

Non-QM loans fall outside the Consumer Financial Protection Bureau’s qualified mortgage definition, but they are not unregulated. The lender must still make a reasonable, good-faith determination that you can repay, a rule the CFPB explains for consumers. The bank statements are the evidence for that determination.

Who Qualifies: Credit, Equity, Reserves, and Documents

The typical borrower is a sole proprietor, 1099 contractor, gig or seasonal earner, business owner, or real estate investor. Most programs want about two years of self-employment, though some accept less with a strong prior history in the same field. Check the current guideline with the specific lender, because it varies.

As of 2026, programs generally land in these ranges. These are general patterns, not promises, and every program sets its own numbers:

Do not blur these with government-backed and conventional limits. Conventional cash-out refinances cap at 90% LTV, and a VA cash-out refinance allows 100% LTV for eligible veterans. Bank statement programs are separate products with their own overlays, and they are usually more conservative than either.

Duane Buziak shops hundreds of wholesale lenders, which matters here because non-QM guidelines differ widely. One lender may accept a 12-month statement history and a lower score, while another prefers 24 months and wants more equity. Matching your profile to the right program often moves the rate more than anything else you can do.

The standard document list:

What a Bank Statement Refi Costs Compared With Conventional

Non-QM rates generally run higher than conventional rates, and the gap moves with the market and your profile. For the conforming benchmark, check the Freddie Mac Primary Mortgage Market Survey, updated weekly, and treat any non-QM rate as sitting above it by a premium your loan officer will quote on a live rate sheet.

FeatureConventional Full-DocBank Statement Non-QM
RateTracks the conforming benchmarkGenerally higher; premium varies by lender and profile
Income documentationTax returns, W-2s, pay stubs12 or 24 months of bank statements
Typical LTVUp to 90% for cash-outCommonly around 80% to 90% rate-and-term, lower for cash-out
Prepayment penaltyUncommonPossible on some investor products, often 1 to 3 years
ReservesOften modestOften several months
FeesStandard origination and appraisalAppraisal plus possibly higher origination or underwriting fees

Beyond the rate, watch three add-on costs: the appraisal, higher origination or underwriting fees on some programs, and a prepayment penalty that charges you if you pay off or refinance early. Ask for the penalty terms in writing before you pick a program.

Back to the opening example. The break-even is closing costs divided by monthly savings: $8,500 divided by $418 is 20.3, so month 21. Over five years the savings total $25,080, and net of costs that is $16,580.

Now suppose the same borrower could have qualified conventionally at 6.50%. That payment on $400,000 is about $2,528, or $200 a month less than the 7.25% non-QM payment. Over five years the non-QM premium costs about $12,000. That is the price of using bank statements when you did not need to.

If you would rather not pay closing costs at the table, no-out-of-pocket closing options exist: roll the costs into the balance or take a lender credit in exchange for a slightly higher rate. Rolling in $8,500 makes the balance $408,500 and the payment about $2,787, so savings fall to roughly $360 a month. The trade is cash today against savings later.

When a Bank Statement Refinance Makes Sense, and When It Doesn’t

It tends to make sense in three situations:

It does not make sense when you can qualify with full-doc tax returns on a conventional loan, because the non-QM premium is wasted money. It also fails when the break-even lands beyond the time you will keep the home, or when a prepayment penalty erases the savings if you sell or refinance again early.

Compare the alternatives before committing:

The most common file killers are commingled personal and business deposits, large unexplained transfers, and NSF overdrafts in the last 12 months. Any of them can shrink qualifying income or sink the file, so clean them up or document them before applying.

One misconception deserves correcting. Bank statement loans are not the no-doc or stated-income loans that collapsed before 2008. Your ability to repay is verified, with statements, reserves, credit, and an appraisal all in play.

Steps to Refinance With Bank Statements, Start to Close

  1. Soft-pull pre-qualification. This gives you a read on rate and program with no credit impact.
  2. Choose 12 or 24 months of statements. Pick whichever period shows higher qualifying income.
  3. Income calculation. Deposits are sorted, the expense factor is applied, and monthly income is set.
  4. Program match. Your numbers are compared against lender guidelines for credit, LTV, and reserves.
  5. Appraisal. It confirms value and therefore your LTV.
  6. Underwriting. The underwriter reviews statements and asks for letters of explanation on anything unusual.
  7. Closing. You sign, and the new loan pays off the old one.

For 30 to 60 days before applying, keep business and personal deposits separate, document any large deposit, and avoid opening new debt. Timelines often run a few weeks, depending on the appraisal and underwriting queue.

Loan size changes pricing and guidelines. For 2026, the baseline FHFA conforming loan limit is $832,750, and higher in designated high-cost areas such as Northern Virginia’s Arlington and Fairfax counties, where it reaches $1,249,125. Confirm your county’s current figure on the FHFA site. Balances above the limit are jumbo, which usually means tighter guidelines and different pricing.

Bank Statement Refinance FAQ

How Many Months of Bank Statements Do I Need to Refinance?

Most programs accept 12 or 24 months. Choose whichever period shows higher qualifying income, since some lenders offer both options.

Can I Use Business Bank Statements to Refinance?

Yes. Business statements are common, and the lender applies an expense factor, often around 50% by default or a CPA-prepared ratio, to arrive at net income.

Run the Break-Even Before You Commit

Bank statements can unlock a refinance when your tax returns understate what you actually earn. The loan only pays off if the break-even arrives before you sell, move, or refinance again, and if a conventional or streamline route cannot do the same job cheaper. Do the division first, then decide.
