Refinancing into a new 30-year fixed at 6.125% drops principal and interest from about $2,189 to $1,974 per month – a $215 monthly reduction. Over five years, that is $12,900 in scheduled payment relief before considering any extra principal payments. If closing costs are $6,450, the break-even point is 30 months.

That kind of result can matter for homeowners in Midlothian, Bon Air, and Chester. But I will be straight with you: a lower payment is not automatically a better refinance. Resetting the loan clock, rolling costs into the balance, taking cash out, and changing from a VA loan to another program can all change the answer.

Here is the worked example in full. The existing $325,000 balance carries a 7.125% fixed rate and has 324 payments left. Its estimated principal-and-interest payment is $2,189. A new $325,000, 30-year fixed refinance at 6.125% has an estimated principal-and-interest payment of $1,974.

The monthly savings are $215. Five-year payment relief is $215 × 60 = $12,900. Estimated costs are $6,450, including third-party settlement services, title work, appraisal, recording, and prepaid items where required.

The break-even calculation is simple:

$6,450 closing costs ÷ $215 monthly savings = 30 months

After month 30, the payment savings exceed the estimated refinance costs. That does not mean the household has built more equity by month 30. A new 30-year term starts amortization over again, so more of the early payment goes toward interest. If you are six or seven years into your current loan and your goal is long-term equity, I would price a 20-year or 25-year option beside the 30-year payment-drop option.

Taxes, homeowners insurance, and HOA dues are not included in the $215 calculation because a refinance usually does not change those costs. Your full escrow payment may look different at closing, especially if your current escrow account has a surplus or shortage.

What local pricing means for a refinance

Chesterfield County is not a one-price market. A larger home in Midlothian can carry a dramatically different balance and appraisal profile than a starter home in Chester or Bon Air. Redfin’s Chesterfield County market data reported a median sale price around $410,000 in July 2025. A 0.375% rate difference can be meaningful on a $325,000 balance. It can also disappear if one quote includes points and the other does not.

The best structure depends on what the payment drop is meant to accomplish. Here is the plain-English comparison I use when reviewing a refinance file.

A cash-out refinance can create breathing room, but it deserves extra scrutiny. Borrowing $40,000 at a lower rate may still raise the payment if the new balance jumps enough. Conventional cash-out is generally capped at 90% loan-to-value, while VA cash-out may go to 100% loan-to-value for eligible borrowers. Those are different program rules and should never be blended together.

For eligible veterans, an IRRRL can be the cleanest payment-drop path because it refinances a VA loan into another VA loan with streamlined documentation. The new transaction still needs to deliver a tangible benefit, and the payment needs to be reviewed carefully if the term is extended.

Protecting your credit while you shop
