A homeowner with a $400,000 mortgage at 7.00% has a principal-and-interest payment of about $2,661. If that same balance refinances into a new 30-year fixed loan at 6.25%, the payment is about $2,463 – a monthly difference of $198. Over five years, that is roughly $11,900 in payment savings before considering closing costs. That is why mortgage rates matter, but they are only one part of a good refinance decision.

Mortgage Rates Are a Starting Point, Not the Whole Deal

I have seen homeowners wait for a magic number, then miss a refinance that would have improved their cash flow right away. A rate quote means little without the loan balance, term, closing costs, credit profile, home value, and your plans for the property.

Freddie Mac’s Primary Mortgage Market Survey is a useful public benchmark. For example, its March 6, 2025 survey reported an average 30-year fixed rate of 6.65%. That is not a personal quote, and it does not include every credit profile, occupancy type, point option, or program. Your actual pricing can move based on loan size, property type, debt-to-income ratio, and whether you are refinancing a primary residence, second home, or investment property.

A broker should show you the math, not just lead with a shiny rate. That is especially true for a homeowner in Richmond, Glen Allen, or Virginia Beach, where property values, insurance costs, and appraisal results can materially change the best path forward.

The Break-Even Test I Use With Homeowners

Here is the fully worked version of the example above. Assume a homeowner has a $400,000 balance, refinances from 7.00% to 6.25%, and saves $198 per month in principal and interest. Assume total refinance closing costs are $6,400.

$6,400 closing costs ÷ $198 monthly savings = 32.3 months to break even.

That means the homeowner recovers the cost in about 33 months. If they expect to keep the home and loan longer than that, the refinance deserves serious consideration. If they plan to sell in 18 months, the same rate may not be worth paying for. Ask about our no-out-of-pocket closing options if preserving cash matters more than achieving the lowest possible note rate.

Do not confuse a lower payment with automatic savings. Resetting a loan into a fresh 30-year term can reduce the payment while extending repayment. Sometimes that is the correct call. Sometimes a 20-year term, a shorter amortization, or simply applying the monthly savings toward principal is smarter.

A cash-out refinance should have a clear purpose. Consolidating high-rate debt, funding major repairs, or improving liquidity can make sense. Pulling equity just because it is available can create a larger long-term obligation. The distinction matters: 90% conventional cash-out and 100% VA cash-out are different program rules, not interchangeable claims.

For eligible veterans, an IRRRL can be a clean route when the new VA loan delivers a required tangible benefit. It is not automatically the cheapest option, so compare total cost, payment, and how long you expect to keep the loan.

Credit Protection Before You Shop Rates

A soft credit pull mortgage conversation gives us a practical starting point without a hard inquiry. It lets a broker review the broad shape of your credit, income, assets, and equity before you decide whether a full application is worthwhile.

A mortgage pre approval without hard pull can be useful early in the process, especially for homeowners comparing a refinance against keeping their current loan. A no hard inquiry mortgage pre approval is not the same as final approval. Once you choose a property, product, and pricing path, full documentation and a complete credit review may still be required.

As a general guide, conventional financing often starts at a 620 score, while FHA financing may permit lower scores under program rules. VA guidelines do not set a universal minimum score, although brokers and investors can have their own standards. A 740-plus score commonly provides access to stronger conventional pricing, but score alone never tells the full story.

For a jumbo refinance, reserve requirements can be meaningful. Six to 12 months of principal, interest, taxes, and insurance is common depending on the file. Investment properties may also require additional reserves. The 2025 baseline conforming loan limit is $806,500, so balances above that line can move into jumbo territory unless a higher-cost county limit applies.

What Local Market Conditions Change

In Henrico County, the median sale price was approximately $395,000 in recent Redfin market data. That figure is useful as a directional local benchmark, not an appraisal. In areas such as Short Pump and Midlothian, competition for move-in-ready homes can remain active even when overall inventory improves. In Virginia Beach, insurance and coastal-property considerations can affect the total monthly payment more than a small rate movement.

Price trends and inventory are not identical from neighborhood to neighborhood. If values have risen since your purchase, a fresh appraisal could improve your available equity position. If inventory has expanded and comparable sales are softer, the appraisal may be more conservative. I would rather set expectations before ordering an appraisal than give you a best-case number and hope it sticks.

Closing costs for a refinance often land around 2% to 5% of the loan amount, depending on title work, escrow needs, discount points, appraisal charges, taxes, and program type. On a $400,000 loan, that can mean roughly $8,000 to $20,000 before any lender credits or prepaid items. That range is exactly why a soft pull mortgage broker conversation should come before chasing an advertised rate.

Frequently Asked Questions

What makes mortgage rates change?

Mortgage rates react to bond-market conditions, inflation expectations, economic data, investor demand, and loan-program pricing. They can change daily, sometimes more than once.

Is a lower rate always worth refinancing for?

No. Compare closing costs with the true monthly savings and your expected time in the loan. A lower rate with a long break-even period may not fit your plans.

Can I get a no credit hit mortgage application?

You can begin with a soft-pull review in many cases. A full application and final approval may later require a hard credit inquiry and complete underwriting.

Does refinancing hurt my credit score?

A single mortgage credit inquiry can have a limited, temporary effect. Starting with a soft pull can help you explore options before making that decision.

Can I refinance with a 620 credit score?

Possibly. Many conventional programs start around 620, but pricing, debt ratios, equity, and property type all matter. FHA and VA options have different rules.

What is the difference between a rate-and-term refinance and cash-out refinance?

Rate-and-term refinancing changes your existing loan structure. Cash-out refinancing replaces the loan and provides eligible equity funds, subject to program loan-to-value limits.
