A $400,000 rate-and-term refinance can look nearly identical at first glance, then cost you very differently. Example: Broker A quotes a $2,560 principal-and-interest payment and $7,200 in closing costs. Broker B quotes $2,615 with $2,100 in costs. Broker A saves $55 per month, but costs $5,100 more upfront. Over five years, that payment difference totals $3,300, so Broker B is ahead by $1,800 if you sell, refinance again, or pay off the loan within that window. That is why a loan estimate comparison guide should start with dollars, not with the biggest rate printed on page one.

What a Loan Estimate really lets you compare

A Loan Estimate is the standardized three-page form used to show your proposed terms, projected payment, closing costs, and cash to close. It gives you a fairer way to compare mortgage brokers because the sections are organized consistently. The key word is fairer, not perfect. A quote only works when the loan amount, occupancy, property type, loan purpose, points, lock period, and credit assumptions match.

Start with page 1. Compare loan amount, interest rate, monthly principal and interest, mortgage insurance, estimated total payment, closing costs, and cash to close. Then turn to page 2, where the real story often lives: points, origination charges, appraisal, title fees, prepaid interest, escrow funding, and credits.

For rate context, the latest weekly 30-year fixed average in Freddie Mac’s Primary Mortgage Market Survey was 6.19% at publication. That is a national market benchmark, not your personal quote. A VA IRRRL, conventional refinance, condo, investment property, or cash-out transaction can price differently based on its rules and risk profile.

Here is my rule: never compare a 30-day locked quote against a vague rate with no lock, and never compare a quote with points to one without points as though they are the same product. Ask each broker to provide the same scenario in writing.

Loan estimate comparison guide: the seven items I check first

1. Rate, APR, and discount points

The rate determines your monthly principal-and-interest payment. APR adds certain finance charges and helps show the cost of credit over time, but it is not a shortcut for deciding whether a refinance makes sense. It assumes you keep the loan for its full term, which many homeowners do not.

Discount points are prepaid interest. One point equals 1% of the loan amount. On a $400,000 refinance, one point costs $4,000. Paying points may be smart if you will keep the loan long enough, but it is a poor bargain when the break-even date is beyond your likely ownership or refinance horizon.

2. Total loan costs versus other costs

On page 2, Section A usually includes points and origination charges. Section B includes services you cannot shop for, while Section C shows services you can shop for, such as title-related items. Sections E through H include government charges, prepaids, initial escrow, and other totals.

For many refinances, total closing costs and prepaids can land around 2% to 5% of the loan balance, though the mix matters more than the headline number. A $350,000 refinance with $5,000 in actual loan and title costs is very different from one showing $9,000 because it includes a large new escrow deposit that replaces funds you may receive back from your old servicer.

3. Lender credits and no-out-of-pocket closing options

A credit can reduce your cash to close, but it generally comes with a higher interest rate. That does not make it bad. If you expect to move in three years or want to preserve cash reserves, ask about our no-out-of-pocket closing options and run the payment trade-off honestly.

Do not call a credit “free.” It is a pricing choice. The right choice depends on your time horizon, liquidity, and payment goals.

4. Cash to close and escrow

Cash to close deserves a separate look from closing costs. It can include payoff adjustments, prepaid interest, escrow setup, and credits or deposits. Confirm whether property taxes and homeowners insurance are being collected and whether your existing escrow balance should be refunded after payoff.

5. The loan assumptions

Check whether the quote assumes a primary home, second home, or investment property. Also verify your credit score range, debt-to-income ratio, property value, and loan-to-value ratio. A 760 score and 60% loan-to-value quote may not survive underwriting if your actual profile is 690 and 80%.

For conventional financing, 620 is often the entry-level credit threshold, while materially stronger pricing commonly begins around 740. Self-employed borrowers and investors should pay special attention to documentation assumptions. A DSCR refinance can be based primarily on the property’s rental cash flow, while a bank-statement refinance evaluates deposits rather than W-2 income. Those are not interchangeable quotes.

6. The rate lock and expiration date

A low rate is not useful if it expires before your refinance can close. Compare lock length, extension pricing, and whether the estimate is locked. Appraisal delays, condo review, title issues, and payoff timing happen. I would rather see a realistic lock than a flashy quote with a narrow runway.

7. The refinance purpose

Rate-and-term refinances, cash-out refinances, and VA IRRRLs have different rules. Do not compare them as if one structure fits every homeowner.

VA borrowers should review the program rules at VA.gov’s IRRRL page. An IRRRL is not automatically a win just because it is streamlined. It still needs a tangible payment or long-term benefit after costs.

Use a real break-even calculation

Here is the math I want every homeowner to see before signing. Suppose your refinance costs are $6,300 after credits and your new payment saves $175 per month. Divide $6,300 by $175: 36 months. That is your break-even point.

If you expect to keep the new loan for five years, your gross payment savings after break-even are $10,500 over 60 months minus $6,300 in costs, or $4,200. This example excludes changes in escrow, tax deductions, and the fact that extending a loan term can change lifetime interest. It is still the cleanest starting point.

For a cash-out refinance, do not treat the cash received as “savings.” It is borrowed equity. Compare the new payment, the purpose of the funds, and the cost of carrying that balance. For investors, reserve requirements can also matter. Many conventional investment-property files require roughly two to six months of reserves depending on the number of financed properties and the full profile.

Local pricing context still matters

Even though refinancing is a national-rate conversation, property value and marketability are local. In Henrico County, the median sale price was approximately $395,000 according to Redfin’s Henrico County housing-market data. Short Pump and Glen Allen can have different appraisal dynamics than older Richmond neighborhoods, while Virginia Beach often brings condo, flood-insurance, and insurance-cost questions into the payment conversation.

Inventory and buyer competition have cooled from the peak frenzy in many neighborhoods, but well-priced homes still move quickly in desirable pockets. For a refinance, that means do not assume an online estimate is your usable value. If your loan-to-value ratio is near a pricing threshold, a few thousand dollars in appraised value can affect mortgage insurance, eligibility, or the rate.

The 2026 baseline conforming loan limit is $832,750. Above that amount, you may be looking at jumbo pricing and reserve requirements that need a separate comparison. A good broker will explain the difference rather than force a jumbo file into a conventional-looking quote.

Protect your credit while you shop

You can start with a soft credit pull mortgage review. A soft-pull prequalification is a practical way to explore options without a hard inquiry, which is useful when you are comparing timing or deciding whether a refinance is worth pursuing. It is not final approval, and a full application can still require a hard inquiry later.

If you are searching for no hard inquiry mortgage pre approval, mortgage pre approval without hard pull, a soft pull mortgage broker, or a no credit hit mortgage application, read the wording carefully. A soft pull can support an initial strategy discussion. Final underwriting requires verification, and nobody should promise final approval from a soft inquiry alone.

Frequently asked questions

1. What is the biggest mistake in comparing Loan Estimates?

Comparing the interest rate without matching points, lock period, loan amount, occupancy, and cash to close.

2. Is the lowest rate always the best refinance?

No. A lower rate may require points that take longer to recover than you plan to keep the loan.

3. How do I calculate refinance break-even?

Divide total refinance costs by the monthly payment savings. In the example above, $6,300 divided by $175 equals 36 months.

4. Can I compare a VA IRRRL with a conventional refinance?

Yes, but compare the full terms and requirements. An IRRRL may be simpler for an eligible VA borrower, while conventional financing may fit other circumstances.

5. Does a soft credit pull hurt my score?

No. A soft inquiry does not affect your credit score, though it is not a final underwriting approval.

6. Can I receive cash back in a refinance?

Eligible cash-out refinances can provide funds. Conventional cash-out may go to 90% loan-to-value, while eligible VA cash-out can go to 100% under applicable rules.

7. Is TheRefiGuy legitimate for refinance comparisons?

TheRefiGuy works through Coast2Coast Mortgage and provides documented loan comparisons, clear assumptions, and a soft-pull starting option for eligible borrowers.

8. When should I request a Loan Estimate?

Request one after you have provided enough information for a broker to quote a specific refinance scenario, then compare it against the same scenario elsewhere.
